• What happens after the building work is finished?

When the dust has settled and we have finished your building works you may have a number of questions. Below we have tried to answer some, if you have any other suggestions, please let us know!

Building Control completion certificate.

These certificates are now held on-line and you can view them via your Local Authority website.

Guarantees for items purchased by yourself or by LBR.

It is your responsibility to register your purchase, so that you do not invalidate any warranties and so that , in the event of a claim, the manufacturer wil deal with you..

Have you registered all appliance purchases online? It is very simple with most manufacturers now, even without paperwork. This is not a responsibility LBR undertake. You must register your own appliances. This is very important.

Have you registered your new boiler with the manufacturer? Generally a model number and/or the serial number is sufficient.

Have you been handed the service book for your new central heating boiler, by the Gas Safe registered installer? We ask our installers to leave this by the boiler generally. Increasingly, your instructions will be online. Many manufacturers use You Tube channels and their website for instructions.

Settlement cracks, movement, splits and other issues

When building works are first completed and the paint is fresh, everything looks fantastic for a while.
However, in quite a short space of time you may see hairline cracks in the plaster, splits in architraves and skirting boards, movement joints where walls meet, etc.
Building products are made out of many different things: wood, plastic, gypsum, paper, steel etc. All of these items expand and contract at different rates.  As items acclimatise to a new environment, either drying out or taking on moisture, they expand and contract.
If you have had a large steel inserted horizontally, this steel has a permitted amount of movement as it “settles”. This means it may bend slightly. This is perfectly acceptable within the specified parameters.

Where are my certificates for the installation of the new boiler?
You do not get a certificate from the Gas Safe registered installer, when you have a new appliance installed.  The Gas Safe installer must contact Gas Safe directly and register the appliance. Gas Safe then notify the Local Authority electronically and the Local Authority keeps the electronic register for this.This is part of your Building Control Certificate being approved

Where is my completion certificate for the electric installation?
The electrician will register any works that are necessary, via the managing body he or she belongs to. The most common ones are NAPIT or NICEIC. They then hold the certificate in their database. This body then notify the Local Authority electronically and the Local Authority keeps the electronic register for this.This is part of your Building Control Certificate being approved

Where are the instruction booklets for all the appliances I have purchased?
We leave the appliance booklets in your home. Increasingly we have noticed that instructions are online and are not always delivered with new appliances. All appliances have instructions available online and if you have no instructions, please look online.

I am having trouble with the controller for my heating. Can you help me?
Unfortunately, we are not able to attend every house to reset programmers.  These time controls are a personal preference and as such we merely set them up so that the system works. Generally we leave them on factory settings.  Most manufacturers now have a YouTube channel, showing you in great detail how to set your controller. It is a good idea to become familiar with your controller.

One of the doors you have fitted for me no longer shuts as well as it did when you left. What can you do about it?
